If you have rental property in the Metro-West MA region, we sincerely hope that none of your tenants have been hoarders. Hoarding has recently been classified as a mental disorder by the psychiatric field, and is characterized as an inability to throw anything away, without regard to that item’s value or worth. What that means, in pragmatic terms, is that you’ve got a tenant who keeps everything – books, newspapers, garbage, clothing and more, in big stinking heaps all over your rental property or apartment.
Hoarding can have a significant impact on the safety and value of your rental property. In many instances, a space that has been occupied by a hoarder needs significant repair before it can be rented out again. As your Newtonville building contractor, we wanted to point out some of the more common repairs that may be needed post-hoarder.
Floor Replacement: The long term storage of garbage, especially if it’s wet and leaky, can cause significant damage to floors and walls. Repair can include replacing flooring, replacing sub-flooring, and in cases of severe damage, repair and replacement of the floor joists. Kitchen and bathroom floors tend to sustain the most damage.
Wallboard Replacement It is not uncommon to see paneling, sheet rock, or other wall surfaces permanently stained, damaged by water, mold or mildew, or broken by the sheer mass of possessions a hoarder will collect. Often, wallboard will absorb the smell of the hoarder’s mountains of trash and junk. In some instances, these problems can be remedied with a good coat of primer and paint. However, in other instances, wallboard replacement will be required.
Window and Door Replacement In some instances, windows and doors can be damaged. Interior doors are the most vulnerable. As your Newtonville building contractor, we can repair or replace damaged interior and exterior doors, as well as installing replacement windows.
Don’t lose hope! In many instances, the damage done by a tenant’s hoarding looks terrible but can be repaired with the assistance of a qualified, skilled building contractor. The sooner the damage is repaired, the sooner you can rent the property out to another tenant, so don’t delay. Give us a call today!
